- Booking & Payment: All bookings are subject to availability. A deposit of 30% is required to secure your reservation. The remaining balance is due 30 days before arrival.
- Cancellation Policy: Cancellations made more than 30 days before arrival will receive a full refund of the deposit. Cancellations within 30 days of arrival are non-refundable.
- Check-in & Check-out: Check in is from 15:00. Check out is by 11:00. Early check in and late check out may be available upon request.
- Occupancy: The maximum occupancy is 10 guests. Exceeding this limit may result in immediate termination of the booking without refund.
- Pets: Pets are welcome subject to a fee of €25 per pet per night. Maximum 2 pets per booking. Guests are responsible for any damage caused by their pets.
- Smoking: Smoking is strictly prohibited inside the property. A deep cleaning fee of €250 will be charged if this policy is violated.
- Parties & Events: No parties or events are permitted at the property at any time.
- Damage: Guests are responsible for any damage caused during their stay. A security deposit may be held at the discretion of the host.
- Governing Laws: These terms are governed by the laws of the Netherlands.
